The mid-rise apartment complex is the developer’s second project planned for the Kirra Hill pocket and will be built on a vacant site now used as a car park.
The BDA Architecture-designed development will feature two-bedroom apartments at an average size of 100 square metres.
Kearney, who is also a director of Greyburn Building Contractors, said the development would be targeted at owner-occupiers vying for a foothold in the Gold Coast’s red hot apartment market.
“The development considers a wide sector of the market from downsizers wishing to stay within proximity to their existing detached dwellings to young couples seeking proximity to the beach and employment,” Kearney said.
Each of the project’s apartments will offer two bedrooms and two bathrooms in a range of floorplates from smaller affordable options to larger layouts with study areas. Under BDA’s designs, the apartments will have high ceilings designed to provide plenty of natural light while considered interior designs encourage cross-ventilation throughout the apartments.
The building’s ground floor will include a surf shower, a secure parcel room to cater for online shopping drop-offs, a function room and work-from-home spaces.
At nearby 39 McLean Street, the developer also has plans before the council for a 19-storey residential tower comprising 63 apartments.
The high-rise apartment complex has been inspired by the triangular Flatiron building in New York City—a 22-storey office tower and destination in the city that has been popular with photographers and artists for more than a century.
Similarly, the oceanfront tower will be targeted at the local owner-occupier market and is close to Coolangatta and Kirra beaches, and nearby retail, dining, entertainment and other businesses.
The tower will offer four apartments per floor in two and three-bedroom formats, plus two three-bedroom penthouses, and will be topped with a rooftop area with gymnasium, barbecue area, lounge and pool. Both proposals follow the completion of Greyburn’s 83 townhouse estate in Mudgeeraba next to Somerset College.
Other recent developments include Palladium, comprising 39 double-storey townhouses at Hope Island and Oro Apartments, a boutique collection of luxury apartments at Biggera Waters. Greyburn, formed in 1987, has completed an extensive portfolio of successful residential and commercial projects in south-east Queensland.
The construction company recently stepped up to complete Fraser Property Group’s $121-million masterplanned community Minnippi Quarter in Brisbane after the collapse of Condev Constructions. Once finished, Minnippi Quarter will offer 172 boutique terrace homes—ranging from two to four bedrooms, 20 land lots and associated resident amenities.
Kearney said he planned to officially launch 30 Garrick Street to the market in coming months.
